Traditional brokers take 20% to 35% of every booking. We take zero percentage commissions. We retain only a flat $100.00 fulfillment fee per completed reservation, deducted directly from gross rental proceeds to cover:
- Resort guest certificate and confirmation pass placement
- Credit card merchant processing and platform transaction fees
- 24/7 guest screening, identity vetting, and check-in support
Net Payout: 100% of all remaining rental income is mailed directly to the owner via physical check the month following completed guest checkout.
Live Platform Listings & Cancellation Rules
Because reservations are published and synced live across Airbnb, VRBO, and global channels, cancellations cause immediate merchant penalties and guest rehousing liabilities.
- No Manual Cancellations: Once booked or advertised, owners agree never to alter or cancel reservations without written consent.
- Owner Accountability: Cancellations made by an owner, or caused by unpaid maintenance dues, incur a $1,500 fee plus third-party guest rehousing costs.
- Unrented Dates: If unbooked within 30 days of arrival, rates adjust dynamically. Owners may reclaim unbooked dates for personal travel.
Account Authorizations & Legal Standing
Timeshare Guardians operates strictly as an independent management service provider, never as a deed transfer or resale company.
- Limited Authorization: We are authorized solely to book reservations, bank/deposit points, and market inventory on rental platforms.
- No Deed Transfers: We do not buy, sell, or take title to your ownership. You maintain 100% legal ownership of your timeshare.
- Account Standing: Accounts must remain current with the developer. Owners are responsible for applicable taxes on net rental proceeds.
